POSITION SUMMARY:

Mid-level position on the Mortgage Lending team. Assists in the fulfillment of member home loan requests through the timely ordering, receipt, and completion of required documentation. Obtains and reviews necessary information (i.e., loan applications, credit documents, appraisals, etc.) to process and complete mortgage loan files. Works with members, real estate agents, and third-party real estate vendors to obtain and verify the accuracy of all information required to submit loan applications for decision-making. Recommends loans for approval to the Underwriting team.

ESSENTIAL POSITION FUNCTIONS:

Check loan applications for complete information and prepare loan files.

Verify the setup of new loan files in the Loan Origination System, entering appropriate information. Prepare disclosures, rate locks, verifications and all necessary credit and appraisal documents.

Calculate debt-to-income, loan-to-value, and other ratios to be used in loan review.
Order and follow-up on real estate services (i.e., Appraisal, Escrow, Title, etc.).

Ability to review and analyze basic financial statements, such as personal tax returns.

Review appraisals, escrow instructions, and title documents to ensure timely completion of the loan and perfection of the lien interest in the property.
Keep the Loan Origination System updated as loan is processed.
Communicate regularly with members and/or members’ agent(s) providing periodic status updates of their loan application and follow up with them for required information.

Assure that member files are complete and in compliance with regulation agencies and internal policies.

Ensure customer privacy, security of files and appropriate staff access.
Must have a working knowledge of secondary investor lending requirements and other lending policies, guidelines and systems.

Recommend loans for approval to the Underwriting team.
Apply team and department “Best Practices” and continually work for process and service improvements.
Perform other related duties as assigned or requested.

EDUCATION, EXPERIENCE, SKILLS AND ABILITIES:

High school diploma required. B.A/B.S. degree in related field preferred.

Knowledge of Mortgage lending, real estate contracts and language preferred.

In depth knowledge of federal, state, and local regulations governing the mortgage loan process, including:

TILA-RESPA Integrated Disclosure Act (TRID)

Homeowners Protection Act (HPA)

Fair Credit Reporting Act (FCRA)

Fair and Accurate Credit Transactions Act (FACTA)

Gramm-Leach Bliley Act (as related to information privacy)

Equal Credit Opportunity Act (ECOA)

Home Mortgage Disclosure Act (HMDA)

Home Ownership and Equity Protection Act (HOEPA)

Secure and Fair Enforcement for Mortgage Licensing Act (SAFE Act)

Ability to provide excellent member service throughout the mortgage loan process.

Ability to handle multiple tasks simultaneously with a high level of accuracy and attention to detail.

Excellent communication and interpersonal skills required. Ability to communicate effectively, both orally and in writing.

Knowledge of Credit Union operations and ability to integrate and communicate critical information to

embers, vendors, and other team members.

Excellent records and file management skills.

Ability to define and resolve problems.

Ability to complete assignments and tasks with limited supervision.

COMPUTER SKILLS:

Proficiency in Origence Mortgage LOS, Prime Alliance, Symitar, and FICS systems preferred.

Proficient in Microsoft applications (Word, Excel, Outlook). Must be proficient in technology applications including the Credit Union’s operating system and specialized software required for performance of position.

MATHEMATICAL SKILLS:

Knowledge of basic accounting processes and procedures.

Ability to work with mathematical concepts such as computing percentages, ratios and fractions, and to draw and interpret bar graphs.
